West 21st Street

This complete renovation of a 5000 square foot brownstone was literally top to bottom. Over several years, the owner gradually bought out the tenants in the building and renovation proceeded from the roof to the excavated cellar. The construction budget was tight and only went forward after the owner gathered money from his other endeavors. The design evolved over time. The top floors were renovated first and became the major living rooms. Even though there was no available extra square footage to add a structure to the roof, the roof was raised with large skylights made from an inexpensive greenhouse system. This space allowed for a mezzanine big enough for a home office. For extra drama, the multiple fireplace flues were extended and made visible through the skylight.
