Brooklyn Mixed-use
In an established neighborhood experiencing revitalization near the Brooklyn
Museum, two lots in Brooklyn were combined to form one L shaped lot. The interior
lot had a one-story structure, which was removed, and the corner lot had a three-story
brick building, which remained and was incorporated into the new building. The
new building houses 13 apartments, a store and a community facility. The slot
of space between the empty lot and the existing brick building contains the elevator
and stairs for the apartments on the 2nd to 6th floors. The upper floors are
duplex and triplex apartments with high spaces and outdoor terraces.
The building was designed to appeal to young buyers with modern interiors incorporating
industrial metal stairs, window systems and metal detailing at the kitchens and
baths. An aluminum and glass storefront system captures the views of Manhattan
from most of the apartments. A corrugated aluminum panel system enlivens the
facade and is repeated in metal awnings at the first floor.
